The open New Forest accessed at nearby Boundway affords many miles of open unspoilt countryside suitable for walking and riding. The Georgian market town of Lymington famed for its river, marina's and yacht clubs is situated some 4.5 miles due south east. The A35 (3 miles west) provides a useful road link with both the neighbouring centres of commerce being Southampton or Bournemouth, both of whom have recognised airports.

The property provides a surprisingly generous level of accommodation that includes a self contained ground floor annexe within the body of the main house. Ideally suited to family occupation, the property is located in the Victorian walled former kitchen garden to neighbouring Broadley House, with Broadley Brake affording its occupants a high degree of privacy and seclusion with fine southerly views over its surrounding well stocked formal tracts of garden and parkland. The accommodation is arranged over two floors and benefits from double glazing throughout and gas/or oil fired heating, with all principal rooms enjoying fine outlooks.

Within the curtilage, that extends to approximately 4.3 acres, is a detached double garage with a useful informal overhead staff/studio flat. There is a stabling complex accessed off a secondary driveway, together with a further range of brick built outbuildings abutting the walled garden. In all a fine family home in a totally secluded mature setting that affords a generous arrangement of accommodation ideally suited to a variety of purposes, the whole enjoying a delightful outlook over its parkland and grazing.
